This beautiful beach house sits right by the sea with direct access to the enormous sandy beach and dunes. A great space to spread and out and relax with family and friends, it is stylishly furnished and decorated, and well equipped with everything you need! It is our family holiday house, so is comfortable and welcoming - a perfect spot for anyone who wants to getaway in a really special home from home! We can often be flexible on check-in and out times to make the most of your time by the sea!

The Lodge-Modern House/Garden/Hot Tub/Beach nearby

The two-storey guesthouse is a modern extension (built 2019) to the main house (built 1852). The ground floor has two bedrooms and a bright bathroom/WC. Upstairs, the open-plan kitchen, dining, and living area features high ceilings and opens to a decked garden with hot tub/jacuzzi and BBQ — perfect for relaxing. A 3rd sleeping room is a small loft with 2 single beds, is accessed by a ladder (not suitable for young children) This is a peaceful retreat, not suited to parties or loud gatherings

St John | Rye, East Sussex

Its history remains woven into the architecture, with references to its medical past and materials inspired by the medieval character of its surroundings. Awarded the AJ Retrofit Award and featured in Grand Designs, Condé Nast Traveller, and Dezeen, St. John is an exemplary adaptive reuse project where contemporary living and local heritage exist in careful balance.

Jacks Cottage -

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

The house is located just 300m from the beach and has great views of the Kent coast. Dungeness is a vast expanse of shingle that juts out into the English Channel. This dramatic coastal setting has the quality of wilderness and isolation. Dungeness is home to only 40 homes, two lighthouses with the Pilot restaurant nearby. Perfect family retreat to a quiet coastline. Recently renovated with stunning views across the English channel (you can see France on a clear day) and direct access on to the expansive shingle beach, or wait for the tide to go out to walk onto sand. Discover the old fishing huts, railway carriages and lighthouse. To the rear of the house is Dungeness nature reserve. The miniature RHDR railway passes along the rear of the property. Walking distance to the famous Pilot pub and Fish Shack.

This unique property sits behind one of Rye's most iconic High Street shops. Tucked behind the main drag this architecturally important building has been completely restored and renovated. Skywood Barn is a tranquil and peaceful contemporary home, featuring a double height window in the main open plan space overlooking a pretty pond. The barn is secluded and views from the rest of the house are of fields and woodland surrounding the property. By May 2022 we will have finished installing the new deck which will give the perfect spot to soak up the sun or take a cool dip. Gather around the fire pit at night to keep warm whilst having drinks or toasting marshmallows.

The Bath House is a truly unique property set in a renovated Turkish Baths. Built in 1868 the property was completely renovated in 2013 and now boasts 3 luxurious bedrooms, a massive 60ft by 40ft living room (complete with fully working bowling alley), a huge dining table for 14 guests and a secret cinema room.
