W/ stove ,,microwave,toilet, shower, coffee maker ,toaster ,pans,wi fi , tv gets 30 plus stations ,fridge / freezer, A.C. ,heat ,2 queen beds all linens included . A fire pit with firestarters and free wood also a bbq propane grill. Close to Lake Erie beaches and parks in Dunkirk,ny Small /med dog welcome.

***Guests must walk 420ft from the parking spot through the woods to reach the RV. There is a cart / sled for you to use. *In WINTER* The main trail will not be plowed. It is located near our barns and play area, has a stunning view of the valley. -5 minutes from Lime Lake, 20 minutes from Ellicottville, 45 minutes from Buffalo, and 65 minutes from Niagara Falls. -Outdoor area includes a picnic table, small grill, and a fire pit. Tents are allowed (tent rental available at the farm). Open May 1 - October 13.
