Our apartment is around a 10 minute walk to Princes Street and 20 minutes walk to the Royal Mile, Grassmarket and Edinburgh Castle.

The apartment is on the 2nd floor of a traditional Victorian tenement (no lift!)
At least a dozen restaurants and 2 supermarkets within 5 mins walk.
Galleries, museums, music, theatre, Edinburgh has it all!

The apartment has recently been renovated and has a large kitchen/dining room, 2 spacious double bedrooms, modern bathroom with shower and a well sized lounge.

Situated on the second floor, the apartment is a typical high-ceilinged Victorian tenement flat, built around 1880. Access is from street level, through an entry-phone controlled outer door, then up two flights of stairs to the main door of the apartment. There is no lift, or elevator if you speak American.

There is an entrance hallway giving access to the sitting room and one bedroom at the front, and the kitchen/dining room and the other bedroom at the rear of the flat. Both bedrooms are provided with a double bed, wardrobe and chest of drawers; a sofa bed in the living room folds down to create another double bed, suitable for occasional use.
The kitchen has been recently completely replaced and upgraded; as well as the usual appliances (fan oven, induction hob cooker, combination oven/microwave, fridge, freezer, dishwasher and washing machine) the kitchen is large and airy and has a dining table that seats six comfortably.
The bathroom is compact and functional, and has an over bath shower.
Gas central heating ensures constant supplies of hot water.
Although the main road runs outside the front rooms of the flat, the second floor location means that the rooms at the front are high enough above the street not to be overly troubled with traffic noise.

There is good WiFi internet access in the flat; the SSID and Password details are provided inside the cupboard door in the kitchen, and on cards provided in the rooms.

We use professional cleaners to clean the property before you arrive and hire in hotel quality linen for soft comfy sheets and big fluffy towels, giving you all the comforts of home with a hotel quality clean.

Toegang voor gasten
The whole apartment is yours. You also have access to the common outdoor area at the back.
We provide the basics, please help yourself to:
- Coffee, decaf or full strength (in the fridge to keep fresh);
- Tea, normal and decaf tea-bags, and some herbal teas;
- Sugar (on the shelf left of the cooker);
- Salt, pepper, also olive oil and balsamic, vinegar.
- There is usually a selection of other staple food items (jam, honey, butter and the like) in the fridge.
Detergents for dishwasher and for the washing machine are kept in the drawer under the kitchen sink.
Pots and pans, crockery, glassware and the usual cooking utensils are all provided.

This is a no smoking apartment.

I'm afraid that the shared entrance lobby and stairwell is sometimes a bit unwelcoming! We are trying to mobilise our neighbours and the local authority to do some maintenance and at least keep it a bit cleaner, but it is a slow process...
Agreement of a majority of owners is required before redecoration works can be initiated, and with twelve different proprietors to coordinate, it's a bit like herding cats!
Progress is slow, but I remain optimistic that we will get it sorted soon.

Dalry Road, which is the main thoroughfare past the apartment, is a bustling street with all facilities close to hand. Running southwest from Haymarket station (railway, tram, bus interchange) the flat is 450 m along the street from Haymarket.
In the same block, at street level under the apartment, there are two good restaurants, and two more good Italian Restaurants just across the road:

Closest, and my favourite, First Coast is a quality neighbourhood bistro offering fresh, tasty homemade food in a relaxed environment. They serve up great Scottish sourced produce - at reasonable prices.

Shebeen is a traditionally-styled restaurant offering authentic South African food, all exclusively sourced from local farms. Shebeen is a place to enjoy a quick and succulent lunch or dinner along with offering the Edinburgh locals a glimpse into the traditional South African cuisine.

Mia Restaurant is a family-run Italian restaurant that was established in November 2013. They have 2 restaurants situated in Dalry & Morningside areas of Edinburgh. They do classic Italian dishes and pizzas.

Locanda di Gusti is "a place to relax with friends and family experiencing authentic food made with love and passion". Chef Rosario Sartore says "By importing artisan products from Italy and combining them with the best meat, fish and seafood from Scotland, Locanda de Gusti is able to serve unique and exciting dishes in the tradition of Southern Italy". Rosario makes the pasta using his own gluten-free recipe. The desserts are gluten-free too.

River Life 50 m back along Dalry Road offers a range of exciting and evocative French Caribbean dishes from the Island of Guadeloupe.

As well as these restaurants, there is a Domino's Pizza 100 m from the flat, as well as a variety of 'fast food' outlets in both directions along Dalry Road. Within 400 m of the flat, there are (at the last count) 20 take-away shop/restaurants, where you can take your pick from Chinese, Japanese, Pakistani, Indian, Turkish, Mexican, Vietnamese, Thai, Bangladeshi, Punjabi and Nepalese cuisines, as well as Fish and Chips, Kebabs, Burritos, Tandoori, Sushi and Noodles. (I have not tried all these establishments.)

For shopping, there are two supermarkets very close; the Co-op is on Dalry Road, 100 m from the apartment on the right side of the street. A further 100 m walk along Dalry Road there is a Lidl Supermarket on the left side. There are also several convenience stores.

Two coffee shops - The Clock, and Chapter One Coffee Shop are en route to the supermarkets, if you need a coffee or a light snack.

In addition to all this, there is a Post Office (beside First Coast Restaurant) and several bars in the area. Beside Haymarket Station is Ryrie's Bar, a traditional Edinburgh pub, and for many years a favourite meeting point for thirsty travellers arriving or departing from the rail station.
