Bring your little ones, too: we have all the dining and entertaining amenities small children will need.
Relax with plenty of privacy, with 6 sleeping rooms--and a separate enclosed porch --when you need to get away for a few minutes.
You will love the easy-to-use features—such as the open kitchen shelving and the glass hutch—everything you need will be easy to find, with no searching through cupboards! The bedrooms are named after different mountains, so they are easy to identify. Even the wifi password is easy to type with your thumbs.
Rest easy at the end of your daily adventures in luxurious bedding with 300-count sateen sheets, contemporary duvet covers and, of course, two pillows per person. All bedrooms have closets, dressers and fun light fixtures. A few have chairs or workspaces.

You can bask in the easy access to the best of mountain life with this in-town farmhouse-- you’ll only be a 5-minute walk from a quintessential New England corner-store, artisanal coffee shop, historic theater (with some great live show and movies) and a range of dining options from semi-upscale to pizza and tacos.
Drink in the views of Mt. Washington as you stroll down the highest main street east of the Rockies, enjoying the Victorian architecture of this popular historic destination. Today you can enjoy the two in-town golf courses, snowmobile trails, or easy to moderate walking trails—all without having to get in your car! The village has some great family-friendly recreation facilities—take the kids to the pool (we provide a family pass), get in a pick-up basketball game, or trade some volleys on the tennis court. There’s also ice-skating in the winter, and even a skate-park that would make even the sultriest teenager smile.

-Guests will be responsible for 9% NH Rooms tax, outside of AirBnB fee structure. (Hopefully they add this feature soon!)
-The "Washington" Bedroom can be made up as two twins or a king. Unless you request otherwise, you'll get it as a king. (But don't worry if you forget-- the twin beddings will still be there for you!)
-There is a carriage house is behind main house- you may very well still have the grounds to yourself, or you could have a neighbor for the week. There are separate parking areas, and zones of the yard too, so you can be as social, or as private, as you like.
-Speaking of neighbors, we have some strict policies regarding disturbing our year-round neighbors. If you think that will be a problem for your group… well, it’ll probably be a problem.
Guests will need to pay the 9% NH Rooms & Meals tax separate from the rental fee. Unfortunately AirBNB doesn’t have a way for us to include this in the booking quote, and the State of NH requires us to list the tax separately from the Room rate.
Your Tax due will be 9% of the Room cost plus the cleaning fee. A payment request will be sent through AirBNB "payment request" after booking.

Dogs, if approved by owner, must be on leash or dog-run at all times. Dogs should not be left unattended inside (or outside) the house, should not cause damage to the premises or contribute to noise issues described above.
A pet fee of $25 per pet, per day will be added to the AirBnB quoted fee, which will be requested to be paid separately.
Please clean up after yourselves, including dishes, taking out trash, and putting any furniture, books or decorations back that may have been moved during your stay. If house is left in fair to poor condition and the above are not done, additional cleaning fee may be added.
No smoking is allowed inside the house or on the porch. Do not leave cigarette butts on the property.
The following are our detailed policies that affect our neighbors. The house is in a very nice, quiet neighborhood, and we take maintaining that environment *very* seriously. We expect these to very rarely (if ever) need to be enforced-- but if you think these may be a problem for your group, we might not be the best fit for you:
After 10pm, no noise should leave the property, per local ordinance. Prior to that time, no noise should unreasonably disturb the neighbors.
Fireworks (ground or aerial) are not allowed to be used on the property or in the street.
If the police are called on you, or we provide a second warning (because of neighbor complaint) a $200 fine will be due to us. A third warning (because of neighbors complaint) or a neighbor complaint after a police call will result in immediate cancelation of the remainder of the reservation.
We reserve the right to monitor decibel levels in the house. No sound would be recorded.
We also reserve the right to utilize exterior security cameras to monitor the activity in areas on the property visible to the public right-of-way.
On-Street parking Is *not* allowed Nov 1 to April 15 from 9p to 6a per local ordinance. Towing and a $100 municipal fine may result. During winter months up to 3 cars can be accommodated off-street.
Bring your Trash & Recycling out to the bins in the Carriage House Storage Room:
o When these trash & recycling cans are full
o Before you leave
o On Monday night (since Tuesday is trash day)
• The Storage Room door has a keypad entry lock with code 1413, with the bins inside.
• We have local help that will bring the bins out to the street and bring them back in again on trash day, so you do not have to worry about that.
• There literally are bears that roam through this neighborhood looking for trash to eat at night, so seriously, don’t leave any trash, recycling or food-waste outside. (Welcome to New Hampshire!) If trash or trash cans are left out (other than on Tuesday, the day of trash-pick up) municipal fines may result, up to $1000, for baiting wildlife.
If requested by guest, and accepted by host, late check-out may be available.
$50 additional for noon-checkout, $100 (total) additional for 3pm check-out.
We realize this may be valuable to extend your stay. It may not be available, depending on the next guests' arrival or our house-keepers schedule.
If a group extends their check-out time without prior approval, these fees may be automatically added, since that may inconvenience our next guests or our house-keeper.
