Please note: I only provide beds for the amount of guests booked. So, for example, expect the double room to be missing the single bed and the twin room to only have 1 bed if this meets the required number of bed spaces as requested on the booking form.

Wheelchair users can access all of ground floor and gardens. The ground floor includes a spacious wet room and accessible bedroom. (Internal ground floor doors vary in width from 28 - 30 inches).
Fully ambient (walking) guests will additionally have access to upstairs guest bedrooms, bathroom and toilet.

The kitchen still houses original 1960's cupboards. The lounge has a 1950 /60's style mantle piece. However the wetroom was added this century. And the 1920's coal fireplaces have been replaced with cosy gas central heating.

I am hoping the property will be popular, to enable me to keep possession of my family home and to allow me to continue to offer accommodation suitable for physically disadvantaged people, especially the elderly and hoist users.

Your booking will help retain, maintain, further adapt and update the accommodation.

There is a distinct lack of self catering holiday accommodation with ceiling hoist facilities near this area, a situation I am hoping to resolve. And I am just starting up. So please bear with me whist improvements are made and please spread the word.

Ground floor is adapted for assisted severely non-ambulant disabled, including wheelchair access, wet-room, roto / profile bed, and overhead ceiling hoists.
This should not detract from your enjoyment if the equipment is surplus to your requirements. A second profile bed can be added to the ground floor bedroom instead of a single bed if required.

A range of disability equipment are available for loan, free of charge, if requested in advance. Including tilt-in-space shower chair, self transfer shower chair, manual wheelchair, toilet frame, monkey pole, chair / table raisers, roll-up mobile ramp and more.
1 ground floor bedroom and 2 bedrooms upstairs. There is no lift. If ground floor bedroom is needed this must be stipulated on booking.

Please note the common space floor mattresses may be a small single bed, a double beanie bed, a small fold-out foam chair, or a bed mattress. These additional sleeping solutions might not be made up on arrival and will require to be rolled up / set aside each day for common area access.

Downstairs wet-room includes overhead deluge shower or hand held wand shower head, and ceiling hoist. Toilet and basin. The wet-room is wheelchair accessible with level access.

Upstairs bathroom, with over-bath shower, and basin. Separate toilet.

Upstairs there is a double bedroom and a single bedroom. An additional single bed can be placed in the double bedroom. A small floor mattress / small fold-up foam chair can be added to the single bedroom if required.

There are 2 additional rooms upstairs that are not accessible to guests. The garage is also out of bounds.

Children are welcome, but please note the blinds are corded (lounge and kitchen) and the TV is not wall mounted, though is currently housed in a cabinet at time of writing. High chair and travel cot / playpen available - please book these free of charge - before arrival.

The original houses in the village were built in the 1920's to house LNER railway workers and their families, and areas were set aside to provide sports grounds for their use. Although the village has been extended since then, including builds on some of the sports grounds, there are still no pubs or places of worship, this being a LNER preference in a bid to promote a peaceful community.
The accommodation is next to (and backs onto) the community owned tennis club grounds, and is opposite the community bowling green and pavillion.
The Ouseburn flows past the base of the village, where an ancient bridge leads to a bridle path. This path branches out at various junctions and can be used to reach the local Nature Reserve, Golf Club, and nearly to Gosforth Race Course.
Nearest supermarket is 10 minute walk. A plethora of pubs and restaurants 15 minute walk. Vast choice of takeaways with delivery service. Gosforth High Street 15 minutes walk includes butcher, baker, holistic therapists, park and much more. 15 minute taxi ride to vibrant city night life.
