In several places on the listing, including the short-term rental agreement that was sent to you electronically, the cleaning fee is noted as $130; it should have been the same on the invoice/receipt Airbnb provided to you.
On the documentation we received from Airbnb it shows this is what you were charged. If Airbnb charged you more than this, please contact them.
The check-in and checkout times of 4:00 p.m. and 11:00 a.m. are noted in the listing and agreement as well.
Particularly during high season, there are times when guests check in and out on the same day. We have to ensure there is enough time to clean and prepare the home for the next guest who will be staying. It can take an hour-and-a-half +/- to wash/dry just one load of laundry, which is why it is requested that one load be started.
When asked, and whenever possible, we are happy to accommodate complimentary early check-ins and/or late checkouts.
The other requests noted also have to do with turnaround time from one guest to the next, and keeping the cleaning fee down.
Information noted in the House Book is also noted in the short-term rental agreement. The cleaning service unloads and puts away clean dishes that are in the dishwasher; it is asked that guests do not leave dirty dishes, pots and pans.
In regard to charges for missing household items, to date this is not something with which we have ever had an issue. As this isn't a hotel, but rather someone's private residence and belongings, these are written in as safeguards for the homeowner in the event of extreme acts of negligence.
