Our place is the fourth building from the ocean and the third building from the sand (walking distance-500 feet). The space is fully furnished and equipped and not cluttered in any way. It does not have any of the owner's personal property, clothes, food, etc. The space is intended for the sole use of the guest. The building was rebuilt and remodeled in 2008 and is earthquake retrofitted and fully fire sprinklered. Many walls and floors were soundproofed. The bathroom has a shower, toilet, sink/vanity/mirror/medicine cabinet and three towel bars with porcelain tile floor. The bedrooms are 12X12 in size with mirrored closet doors and ceiling fans. Third story room and balcony is shared and can be used until 10:00 PM.

Entire Apt. and garage. There will be access to the third story room and balcony for adults only --depending on availability. The third story will not be available from June 24 through Sept. 8. It will be generally available during June. The third story area would be basically considered a shared common area. In practice, the guest will know when it will be used by the owner and not available Most of the time it will be free to use. The balcony has partial views of the ocean and Catalina. Sunsets are wonderful. Room has TV and direct vent fireplace that turns on with a light switch, and heats up the room. Morning coffee and sunset drinks complements well with the space.

I or my co-host, Lara, will check them in. They must give me their arrival time. There are lock codes on the doors. I can always be available by text or phone for any help or questions. I also have a local person who handles on site problems that may occur. I will always attempt to be there, or in my absence, my knowledgeable hostess, to go over everything so that my guests settle in comfortably. She has her own place to stay, and can be available when needed.

Garage parking limited to one car. No visiting guests or additional cars allowed on property. Laundry facilities in the garage are coin-operated. Furniture not to be moved. When checking out heat and/or AC to be turned off and garage door opener left inside apt. Doors to be locked. Trash to be put in cans located in the garage. On departure, trash cans to be put behind the building. I have a City of Newport Beach Business License #177 and a Short Term Lodging Permit #0256. also with the City of Newport Beach (33 years). Member of the Better Business Bureau-33 years-no complaints.
Guests must have one member of their party at least 30 years of age in attendance at all times.
I expect my guests to behave as if they lived in the neighborhood. No noise or parties of any kind. Buildings are six feet from each other, and most people in the area work and go to bed about 10 or so. No smoking anywhere on the property, and no pets of any kind allowed. The accomodations are for the paid guests only. The maximum number of paid occupants is 4. It is expected that the total number of occupants matches the paid guests on the airbnb reservation. The third story room and balcony is a shared space for all airbnb guests in the building, and the host and can be used until 10:00 PM.
