The Studio is part of the historic ‘Listed’ Grade II* Kennet House, built in 1701 by the Bishop of Oxford, nestled near the village pond, the church & the village pub. Within the grounds of one of Goring's iconic old houses, this newly built annex is a stones throw from the river and just a 10min walk from the train station. The Annexe has its own off-road parking space. The Annexe is a 10 minute walk from the town centre and also only a 5 minute drive to the M4. A wide variety of excellent pubs, restaurants, shops and supermarkets are all within walking distance. Highclere Castle (Downton Abbey) is 15 minutes by car. Vodafone Headquarters is a 15 minute walk, or 5 minutes by car. Newbury Racecourse is a 15 minute walk, or 5 minutes by car. Newbury railway station is a 15 minute walk, or 5 minutes by car.

It is within easy reach of the A34 and M4, and the local market towns of Newbury, Wantage and Hungerford. The nearest pub for good food and a drink is a short walk away and the local farm shop is close by.

Manstone Cottage, Yattendon

Situated just outside the picturesque village of Yattendon, Manstone Cottage is surrounded by beautiful views of rolling country side. Spacious and elegantly furnished, with private parking the cottage is the ideal get away for couples, families or small groups. Within walking distance of the village with it's fantastic pub, shop, cafe, brewery and beauty salon you won't have much need to go far but it's also well situated for access to Newbury, Hungerford, Goring, Pangbourne and Henley.

The Studio is a self contained space attached to our home. It has an open plan area with a kitchen, dining , sitting and sleeping space as well as a separate shower room. Access is through a private entrance at the front of the house. Purley on Thames is a small village in West Berkshire with good access to Reading, Pangbourne and Oxford by car. The Studio is a 10 min walk away from Mapledurham Lock on the Thames path and there are also some lovely walks through nearby Sulham woods.

Yet only ten minutes walk gets you to the countryside! The village also boasts a mainline station with direct trains to London Paddington.
